2008 Leisure Taiwan launched in Taipei World Trade Center

Saturday, July 19, 2008

This year’s Leisure Taiwan trade show (a.k.a Taiwan Sport Recreation and Leisure Show) started yesterday, with 131 companies participating including sports media companies such as ESPN and VideoLand Television, businesses selling sports equipment and fitness clubs.

There were also a variety of sports being played in the arena built for the trade show. The events included a 3-on-3 basketball tournament, free style shooting, and bicycle test-riding. In addition, conferences discussed issues related to sports and physical education.

A major topic in the trade show was energy-efficiency and, as a result, bicycles and similar sports equipment were being heavily promoted.

Next Tuesday, companies from the electronics industry plan to promote their industry at “2008 Digital E-Park.” In previous years, organizations from the electronics industry have showcased their products at Leisure Taiwan instead of at the Digital E-Park, so this move has reduced the number of markets covered by Leisure Taiwan.

Fighting An Itchy Male Organ In The Winter}

Submitted by: J Dugan

Some things are seasonal, others arent and an itchy male organ is a pest for all seasons. That said, there is definitely some seasonal variation in the cause of an itchy male organ. There are factors associated with winter that can make a difference in male organ health and the itch that all men experience at some point.

Many causes

As is well known, an itchy male organ can be the result of many things, including jock itch, allergic reaction, scabies and other readily-identifiable causes. But often the itch simply results from a temporary irritant or environmental conditions that cause the skin to dry or become otherwise itch-prone.

The latter is often more frequently at work in winter than it is at other times of the year. To understand why, its necessary to look at the situations which cause dry, itchy skin in general during the winter.

Winter

Whats the defining characteristic of winter? Cold weather (although what constitutes cold weather on a tropical island is very different than what constitutes the same in northern Alaska). And when the temperature drops, conditions change both indoors and outdoors such that dry, itchy skin may develop.

Outside

Outside, cold weather is often accompanied by harsh winter winds. Exposed skin takes the brunt of it, but truly arctic blasts can cut through clothing and affect skin all over the body. When that wind strikes, it creates a windburn situation that dries out the much-needed natural moisturizing skin oils.

But theres another effect as well. People have to bundle up to withstand the frigid air. But often the outside wind chill shifts dramatically, so a man may experience periods of both extreme cold and not-so-extreme cold. And in the latter phases, being bundled up may make the body overheat, creating sweat. And often sweat serves to also deplete the bodys natural moisturizing oils.

Inside

Ah, but indoors, things are nice and cozy and climate-controlled, right? Not necessarily. Indoor heat often creates a dry, low-humidity situation and that sucks the moisture right out of the skin as well.

These winter factors which bring about dry, itchy skin in general can also bring about an itch specifically on the member.

What to do

So what can a man do to keep an itchy male organ at bay in winter?

Hydration is the key here. Dry skin is an invitation to the itch factor, so find ways to keep the body moisturized. For overall body skin hydration, it makes sense to go with the obvious: drink plenty of water. If moisture is being pulled out of the body, put some of it back in. Too many adults do not get enough fluids anyway and some of what they consider fluids arent helpful hydrators. Caffeinated drinks (coffee, tea, soda), for example, tend to have a somewhat de-hydrating effect.

It also pays to remember that liquids arent the only recourse for hydration. Increasing the consumption of many fruits and some vegetables is another good way to add water to the body.

And as for the itchy male organ itself? What winter tips can be offered for it specifically? It can be very helpful to make application of a top drawer manhood health crme (health professionals recommend Man1 Man Oil, which is clinically proven mild and safe for skin) a part of a mans daily health routine. Helping manhood skin get rehydrated can relieve the itch, so a crme needs to have double-barreled moisturizing agents such as Shea butter and vitamin E. Working together, these two create a moisture seal that helps rehydrate and lock in that hydration. It also pays to use a creme with a potent antioxidant, such as alpha lipoic acid, which can add a back-up weapon to protect male organ cells and keep them healthy rather than itchy.

Chula Vista, California becomes model for blight control laws in the US

Tuesday, October 14, 2008

The San Diego, California suburb of Chula Vista has responded to the recent housing crisis with an aggressive blight control ordinance that compels lenders to maintain the appearance of vacant homes. As foreclosures increase both locally and throughout the United States, the one year old ordinance has become a model for other cities overwhelmed by the problem of abandoned homes that decay into neighborhood eyesores.

Chula Vista city code enforcement manager Doug Leeper told the San Diego Union Tribune that over 300 jurisdictions have contacted his office during the past year with inquiries about the city’s tough local ordinance. Coral Springs, Florida, and California towns Stockton, Santee, Riverside County, and Murietta have all modeled recently enacted anti-blight measures after Chula Vista’s. On Wednesday, 8 October, the Escondido City Council also voted to tighten local measures making lenders more accountable for maintenance of empty homes.

Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.

Under the Chula Vista ordinance lenders become legally responsible for upkeep as soon as a notice of mortgage default gets filed on a vacant dwelling, before actual ownership of the dwelling returns to the lender. Leeper regards that as “the cutting-edge part of our ordinance”. Chula Vista also requires prompt registration of vacant homes and applies stiff fines as high as US$1000 per day for failure to maintain a property. Since foreclosed properties are subject to frequent resale between mortgage brokers, city officials enforce the fines by sending notices to every name on title documents and placing a lien on the property, which prevents further resale until outstanding fines have been paid. In the year since the ordinance went into effect the city has applied $850,000 in fines and penalties, of which it has collected $200,000 to date. The city has collected an additional $77,000 in registration fees on vacant homes.

Jolie Houston, an attorney in San Jose, believes “Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.” Traditionally, local governments have resorted to addressing blight problems on abandoned properties with public funds, mowing overgrown lawns and performing other vital functions, then seeking repayment afterward. Chula Vista has moved that responsibility to an upfront obligation upon lenders.

That kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.

As one of the fastest growing cities in the United States during recent years, Chula Vista saw 22.6% growth between 2000 and 2006, which brought the city’s population from 173,556 in the 2000 census to an estimated 212,756, according to the U.S. Census Bureau. Chula Vista placed among the nation’s 20 fastest growing cities in 2004. A large proportion of local homes were purchased during the recent housing boom using creative financing options that purchasers did not understand were beyond their means. Average home prices in San Diego County declined by 25% in the last year, which is the steepest drop on record. Many homeowners in the region currently owe more than their homes are worth and confront rising balloon payment mortgages that they had expected to afford by refinancing new equity that either vanished or never materialized. In August 2008, Chula Vista’s eastern 91913 zip code had the highest home mortgage default rate in the county with 154 filings and 94 foreclosures, an increase of 154% over one year previously. Regionally, the county saw 1,979 foreclosures in August.

Professionals from the real estate and mortgage industries object to Chula Vista’s response to the crisis for the additional burdens it places on their struggling finances. Said San Diego real estate agent Marc Carpenter, “that kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.” Yet city councils in many communities have been under pressure to do something about increasing numbers of vacant properties. Concentrations of abandoned and neglected homes can attract vandals who hasten the decline of struggling neighborhoods. Jolie Houston explained that city officials “can’t fix the lending problem, but they can try to prevent neighborhoods from becoming blighted.”

CEO Robert Klein of Safeguard, a property management firm, told the Union Tribune that his industry is having difficulty adapting to the rapidly changing local ordinances. “Every day we discover a new ordinance coming out of somewhere”, he complained. Dustin Hobbs, a spokesman from the California Association of Mortgage Bankers agreed that uneven local ordinances are likely to increase the costs of lending. Hobbs advised that local legislation is unnecessary due to California State Senate Bill 1137, which was recently approved to address blight. Yet according to Houston, the statewide measure falls short because it fails to address upkeep needs during the months between the time when foreclosure begins and when the lender takes title.

Monday, March 7, 2022

Cricket Grand Final match ups on Australia’s Sunshine Coast have been set, with many being made through washed out semi finals.

Three games scheduled the be played at Burpengary, Morayfield, and Wamuran were unable to proceed when the local government, Moreton Bay Council, closed access to any sporting grounds in their region. No play was possible on either ground at the Glasshouse Mountains grounds, as the sports club that controls the facilities did not allow them access. Games affected were the Division 4 game between Glasshouse and Maroochydore, and the Division 5 game between Glasshouse and USC.

The home side batted first scoring 92. Cooroy were 52 for the loss of 9 wickets. Palmwoods would get the last wicket on Sunday.

The main ground in Tewantin, Read Park, was deemed too water logged after an inspection by both teams in the Division 1 game between Tewantin Noosa and Glasshouse. Tewantins Division 6 side managed to get 61 overs in on Sunday against Yandina before lighting became a factor. That match concluded in a draw.

USC and Palmwoods got enough play in for a first innings result. The home side chased down the 86 required for that result an hour before the scheduled lunch break. Palmwoods would concede the match about 20 minutes prior to the interval.

USC all-rounder George Bagshaw said: “We bowled well, bowled them out for about 86 and yeah, did the rest with the bat. [We] certainly dug in; Me and Trav[is Bell] put on a good partnership and, yeah, good for the rest of the boys to get it done this morning.”

Israel buys nuclear capable subs

Friday, August 25, 2006

Israel has purchased two more Dolphin class submarines which have the capacity to carry nuclear warheads. Israel already has three older nuclear weapons-capable Dolphin submarines but the new Dolphins have propulsion systems that allow them to remain submerged for longer periods of time, according to the Jerusalem Post, making it harder for them to be tracked by satellite. Experts view the purchase as a clear signal to Iran that Israel can retaliate if subjected to a nuclear attack.

“The Iranians would be very foolish if they attacked Israel,” said Paul Beaver, a British based defence analyst, speaking to the Washington Post. According to Beaver, the submarines would provide Israel with both first strike and second strike capability.

Israel already has land-based nuclear-capable ballistic missiles in the form of the Jericho I and II missiles.

German officials confirm that the contracts for the new submarines was signed July 6. The Jerusalem Post reports that they will be operational shortly.

Israel has never confirmed nor denied that it has nuclear weapons but is believed to have the world’s sixth largest stockpile of the devices, with most outside estimates putting their stockpile in the low hundreds. Israel’s possession of nuclear arms has often been a locus of bitter controversy in the Middle East, especially among countries who believe that the world community, and especially the United States, is hypocritical in its tolerance of Israeli nuclear arms while decrying the efforts of other Middle Eastern nations to develop their own nuclear capabilities.

Meanwhile, the Jerusalem Post reports there is a growing mood among Israel’s defence establishment that the country will have to act independently to stop Iran from obtaining nuclear weapons as the United States is unlikely to do so.

“America is stuck in Iraq and cannot go after Iran militarily right now,” according to an unnamed official quoted by the paper.

A report by the US House of Representatives’ Intelligence Committee released on Wednesday asserts that if Iran arms itself with nuclear weapons, Israel would be pressed to respond militarily. “A nuclear armed Iran would likely exacerbate regional tensions. Israel would find it hard to live with a nuclear armed Iran and could take military action against Iranian nuclear facilities,” the report states. Iran has continually maintained that it seeks only to develop nuclear technology for the production of electrical power, though this has been disputed by many nations.
